6 Steps to Property Tax Fairness

1) Login to TaxRemedy.com with your username and password.

2)

Print a Property Detail Report for the Subject Property (yours).

Bring up the Neighborhood Sale List for your property.

The properties shown in red indicate that your tax appraisal is too high. They might not be good comparables, however.

Building Size needs to be reasonably close (within 20% or so) and building class must be similar. Focus on sales of homes classed closest to yours. A class 6 home compared to a class 4 home is not persuasive evidence, no matter how red the number. Print out Sale Comparable reports and Sale Comparable Picture reports for good comparables.

Bring up the Neighborhood Equity List for your property.

Check this list also for red comparables of similar size and class. Even if the sales support TCAD's valuation, you still have a strong argument if your neighbor's homes are consistently valued lower than yours.

Click on well matched comparables in red and print Equity Comparable reports and Equity Comparable Picture reports.

Prepare your appeal by taking pictures of the comparables, if needed, and quickly checking the computer at TCAD for results of other protests nearby.

Scrutinize your presentation sheets well. Be sure you have a goal value in mind, the value you think is fair based on the comparisons you have to offer.


6)

File written protest on May 31, 2000, and attend your hearings.
